What to Do When You See Alligator Cracking in Asphalt

WOLF_blog_alligator-1.jpgFatigue cracking, which is also known as ‘alligator’ or ‘crocodile’ cracking, is one of the most common ways that asphalt pavement can deteriorate over time. The cracking patterns caused are extremely distinctive and resemble the scales on a reptile's back or the cracking you'd see if you dropped a hard-boiled egg.

Unfortunately, alligator cracking is also one of the more serious problems that an asphalt surface can develop, especially if it's allowed to go without repair.

At Wolf Paving, we have been providing asphalt pavement services, from installation to repair, for 75 years. Here is the information you need to know about alligator cracking, from causes to repair and everything in between.

The Causes Of Alligator Cracking

Unlike surface-level asphalt damage, fatigue cracking is almost always caused by problems beneath the asphalt in the underlying layers. Simply put, alligator cracking happens when the pavement is carrying burdens that the supporting structure can't hold up.

As with any surface, put enough pressure on asphalt and it will crack.

Research Before You Start

Laying asphalt without properly preparing the sub-base will usually result in surface damage and alligator cracks. This is one of the main reasons that proper consultation with an experienced asphalt-paving contractor in Milwaukee, Madison and Waukesha, is vital when laying asphalt pavement.

WOLF_1.pngThe preparations needed for an asphalt pavement surface to support passenger cars on a driveway are totally different from what's needed to hold heavy loads, like cargo trailers, on a parking lot surface.

WOLF_2.pngA reputable contractor will be able to discuss your specific project needs and provide an expert opinion on what is needed for the project or repair.

wolf-paving-alligator-cracking-asphalt.jpg

However, cracking can also be caused by cold-weather damage, which is a significant problem here in the American north. Heavy thaws can flood the base of asphalt, deteriorating the substructure and reducing its strength. Repeated freezes and thaws will make the problem even worse.

Either way, once alligator cracking begins, it will not stop without proper asphalt repair.

How to Treat Alligator Cracking

As a general rule, whenever you see any cracks appear in your asphalt, the first thing you should do is apply crack filler or sealcoating, weather permitting, to try to halt further spread of damage.

We also strongly advise keeping traffic away from the affected area, if at all possible. While there's little chance of vehicles being damaged except in the worst cases, every vehicle passing over the weakened area will damage the asphalt surface further.

Either way, we cannot stress enough that these are only stop-gap measures. (Literally!) Digging down to discover the underlying problems, then strengthening the asphalt's base, is the only long-term asphalt repair solution. This requires trained experts.

The Correct Way to Repair Alligator Cracking

If your asphalt pavement surface is in need of repair, here are the general steps a reputable asphalt pavement contractor should follow. As always, each unique project is different, but follow this guide to help ensure your bases are covered.

wolf-icon-evaluate.png
Evaluate the Source of the Problem.
To best determine the scope of required repairs, a contractor should evaluate the damage and diagnose the best repair options based on your needs and your budget.

wolf-icon-inspection.png
Evaluate the Sub-Base. Typically, alligator cracking is caused by damage or deterioration of the asphalt sub-base. Evaluating the installation of the sub-base and how to modify it appropriately is important.

wolf-icon-hardhat.png
Remove Damaged Areas.
If possible, an asphalt paving crew can remove the damaged section of asphalt and replace it with a properly installed sub-base and fresh asphalt surface.

wolf-icon-truck.png
Repair the Entire Surface.
In some cases, the best and most cost-effective choice is to replace the entire surface. This way the sub-base can be installed appropriately to ensure alligator cracking does not occur again. A new asphalt surface will often provide 20+ years of durability, meaning you won’t have to worry about your driveway or parking lot for a long time!

If your asphalt is developing fatigue or alligator cracks, consider

Concrete Parking Lot vs. Asphalt Parking Lot: Pros and Cons

WOLF_blog_municipal-05-wolf-paving-truck-parking-lot.jpgIf you are getting ready to update your business or municipal building with a new parking lot, you have a lot of choices to make.

One of the first and most important decisions is what material to use - asphalt or concrete?

Both of these materials have advantages and disadvantages.

As asphalt paving contractors in Waukesha, Milwaukee and Madison, our team at Wolf Paving pulled together this list of the major factors you need to consider.

The Benefits of Choosing A Concrete Parking Lot

WOLF_1.pngBetter In Hot Weather: In warmer, southern climate areas, a concrete parking lot tends to be a better choice. An asphalt parking lot will soften in extreme heat and become oily. This happens in areas like the southern and western United States where summer temperatures can exceed 100 degrees. In these conditions, dark asphalt pavement can become extremely hot, while the lighter color of a concrete parking lot results in a lower temperature during the summer.

WOLF_2.png
Less Maintenance:
A concrete parking lot has a long lifespan and is relatively low maintenance, needing only joint sealing and an annual cleaning.

WOLF_3.png

More Design Options:
Concrete parking lots have many color and texture design options.

The Benefits of Choosing An Asphalt Parking Lot

WOLF_SaveMoney_icon.pngQuick Installation, Lower Cost: An asphalt driveway or parking lot can usually be laid just a few days, depending on the size of the project, which can save you money. Concrete usually takes twice as long to install (and even longer to set and cure). Depending on the season, your asphalt parking lot can be ready for use in only two days, whereas a concrete parking lot can take up to a week to be ready to use.

WOLF_EnvirFriendly_icon.pngBetter For the Environment: Asphalt is considered a green technology because it can be recycled: A parking lot contractor in Madison can grind up an old asphalt parking lot to be reused. Certain types of asphalt, such as porous or permeable asphalt, help with water drainage. This type of parking lot allows water to pass through the pavement into the soil below. With concrete, the water must run off with no permeable options, and excess water must be managed as a part of the project plan.

WOLF_20_icon.png

Long Lifespan:
Asphalt does require preventative maintenance, but this maintenance keeps the asphalt looking (and working) like new for a long time. With the right maintenance, asphalt pavement can last twenty or more years. When replaced, usually only the top layer is repaved, as the base layer and middle layer are considered permanent. This top layer re-pavement process is affordable, which can make an asphalt parking lot very cost-effective in the long run.

The Cons of Choosing a Concrete Pavement Parking Lot

When deciding between a concrete and an asphalt parking lot, one of the most important things to consider is the climate where the project is located. In colder climates like ours, asphalt is the right choice for the following reasons:

  • A concrete parking lot will be subject to frost heaves, which requires immediate maintenance for safety.
  • Concrete is more susceptible to freeze/thaw expansion and contraction.
  • Changing weather and temperatures cause more damage and deterioration in concrete surfaces.
  • Salt, which is spread on parking lots to melt snow and ice, damages concrete.

Asphalt is not affected by the cold, and does not deteriorate from salt use. In addition, the dark color of asphalt pavement that can cause problems in the heat actually solves problems in the cold - it absorbs more heat from the sun, causing snow and ice to melt much more quickly.

How To Choose a Local Parking Lot Contractor

Now that you have chosen the material for your new parking lot, it’s time to find the help you need to get the project done. Everyone has heard a horror story about a bad contractor - how can you make sure that you won’t have a similar tale to share?

Here are a few expert tips to consider when choosing a contractor for your asphalt parking lot.

  • Talk to several contractors, and ask extra questions of any who give you bids that are much higher or lower than average.
  • Look for a contractor that manufactures their own asphalt mixes. These contractors can formulate the product to match the exact specifications for your project.
  • Make sure that the parking lot contractors you choose are staffed by experienced and well-trained asphalt pavement crews.
  • Ask for testimonials from past clients, and contact them yourself for an honest opinion. Visit past job sites as well to see the work of the contractor you are considering.
  • Look for parking lot contractors in Milwaukee, Waukesha and Madison who have experience with the type of project you are considering, whether it is on commercial properties, residential driveways, or municipal projects like highways, roads and streets.

Different Projects, Different Concrete: Part 2

Most mixes of Portland cement are very similar, but there are many differences that builders should know about before picking what type of use. The type of cement that you should use changes dramatically based on the job, as well as the physical and chemical requirements for specific applications.

In total, there are eight different types of Portland cement. Let’s look at the differences and the types of jobs each should be used for with information from the Portland Cement Association.

Type I is used for general projects and is suitable for almost all day-to-day concrete applications.

Type II concrete is used for structures in water or soil that contain moderate amounts of sulfate. This type of cement is also commonly selected for use in locations there heat build-up is a concern.

Type III cement provides a great deal of strength and resistance even in its early state – as little as one week. This makes it desirable for quick-moving projects.

Type IV moderates heat generated from hydration, which makes it ideal for use in heavy-saturation scenarios and massive concrete structures like dams.

Type V cement is resistant to chemicals, such as high-sulfate soil or water, meaning that it can be used in harsh environments with ease.

Air-Entrained ConcreteFinally, there are three mixes used to make air-entrained concrete: IA, IIA and IIIA. They have the same properties as types I, II and III, but have small quantities of air-entrained materials combined with them.

Knowing which type is right for your job site can make a big difference in the success of your project. Builders should also look at some other characteristics of concrete before picking one. Some of the top considerations include slump – the measure of plasticity of the concrete when it is being poured – and fly ash content, which reduces cost while slowing the setting time, giving you more time to place and shape the poured concrete while working.

Finally, there are chemical admixtures put into concrete that can enhance certain performance characteristics of concrete, notes wikiHow. This can range from making more fluid concrete to pour in confined spaces to water reduced mixes that minimize the need to include construction joints where using them may not be possible.

There is a lot of consider when selecting your concrete, so if you have any questions, just give us a call at Bergen Mobile Concrete. We work with different types of concrete all the time, so we can answer any questions you have. To learn more or to schedule a concrete delivery, call us today at 201-797-7550.

How to Change Gravel Surface Into Asphalt Pavement in 5 Easy Steps

asphalt-paving-contractor-gravel-to-asphalt-pavement.jpgWhen you first built your new house or opened your business, you may have chosen to install a gravel driveway or parking lot. The low cost, easy and fast installation, and rustic look matched with your budget, needs and desires.

Advantages of a Gravel Driveway or Parking Low Price:

  • Gravel is one of the most affordable parking lot paving options available. However, be sure to factor in the cost of top-dressing the gravel material every few years.
  • Easy Installation and Maintenance: From start to finish, laying a gravel driveway will take less than a week. Once installed, it can be used right away. Maintenance is quite minimal: Gravel may sink due to environmental conditions such as rainwater or snow, and filling in sunken areas may need to be done a few times a year.

Disadvantages of a Gravel Driveway or Parking Lot

As time goes on, you may have started to notice a few of the following issues with your gravel driveway or gravel parking lot:

  • Difficulty with Snow Removal: Here in the Midwest, snow and ice removal can be difficult on gravel surfaces. Using salt or sand on top of the snow and gravel is one of the only ways to make the surface safe to walk and drive on.
  • Ruts and Sinkholes: Gravel driveways and parking lots that get a lot of use are prone to developing ruts. These gaps in the gravel surface need to be filled to keep the area safe and looking nice.
  • Dust and Dirt: A gravel parking lot or driveway can cause dust, debris and dirt to fly, particularly during dry weather. This can cause the exterior of your home, business, and vehicles to look dirty, and can be an unpleasant experience for customers or tenants.

Ready to Make the Switch to Asphalt Pavement?

If these problems with gravel have become too much for you to maintain, then switching to asphalt pavement is the right choice. Converting your gravel driveway or parking lot into asphalt pavement is straightforward process.

Here are the five steps that you and your parking lot paving contractors should follow:

WOLF_1.pngStep 1: Always Hire A Reputable Asphalt Parking Lot Paving Contractor

Whether you are considering using Wolf Paving for your asphalt driveway installation or another asphalt paving contractor in Madison, Waukesha or Milwaukee, make sure you take your time and do your research. There are specific qualities you should look for in parking lot paving contractor, including reviews and customer feedback, as well as experience with your type of asphalt pavement needs.

WOLF_2.pngStep 2: Surface Grade and Water Runoff Evaluation

Year-round precipitation is a reality here in Wisconsin. Your experienced asphalt-paving contractor should carefully examine the installation site and determine the grade needed for appropriate water runoff. Water is the one of five enemies of asphalt pavement, and managing it must be considered before any asphalt paving installation begins.

WOLF_3.pngStep 3: Foundation Installation

After the necessary grade for water runoff has been determined, the foundation, or sub-base, of your asphalt pavement will be laid. The sub-base is essential for two reasons:

  • It provides a stable surface to support the asphalt pavement.
  • It provides a frost barrier that will reduce winter damage caused by cycles of freezing and thawing.

The minimum thickness of the sub-base for most parking lot paving projects is approximately 4 inches. The thickness of the sub-base is usually based on what the asphalt pavement surface will be used for. A normal driveway or parking lot for car and SUV traffic usually requires 4-6 inches of sub-base. If your parking lot or driveway will be used by heavy equipment like trailers or trucks, a deeper base is recommended.

WOLF_4.pngStep 4: Good Asphalt Paving Installation Materials and Practices

Two essential parts of asphalt pavement installation are a reliable installation team and high-quality materials. Selecting a Waukesha asphalt-paving contractor that maintains their own asphalt plants means that the asphalt material used in your project will be custom created to match your climate, drainage and surface needs.

High quality materials need an equally high quality team for effective installation. A contractor and installation team that follows the correct guidelines, like installation temperature and timelines and proper surface preparation, will produce the best and longest lasting results possible.

WOLF_5.pngStep 5: Regular Maintenance of Your Asphalt Pavement

Once your new asphalt parking lot or driveway has been installed, a little investment in preventative maintenance will prolong the life of your surface - providing big savings in the long run. Regular sealcoating, crack filling, and pothole repair are all essential. If your have recently purchased a property with a an asphalt parking lot or driveway that is in bad shape, an asphalt overlay is a great option to give it a new look. In most cases, an asphalt overlay can add 5-10 years to the lifespan of your surface.
